Beech Tree Place was built in the mid-1950s as housing designated for older people over the age of 55. The redevelopment of Beech Tree Place is now being undertaken because the existing accommodation did not meet the national standards for older persons housing. Regeneration has been achieved through close working with existing residents and stakeholders and will deliver much needed new and affordable homes. As an allocated site in the Sutton Local Plan 2016 (STC11), Beech Tree Place also contributes to the regeneration of Sutton Town Centre.

The redevelopment of Beech Tree Place will create 92 new multi generational homes for both new and returning residents, including 35 for shared ownership. The new homes will be built to modern design and quality standards, providing greater levels of space, energy efficiency, accessibility and safety.

The scheme will remain sensitive and respectful to the character and heritage of the surrounding area, with new street frontage, landscaping and public realm improvements. There will also be a new pedestrian crossing with better connections to and from the high street. This will help to transform St Nicholas Way into a greener more attractive road, while improving pedestrian accessibility and safety. 

Redevelopment is due to complete in June 2026, however the shared ownership homes will be put on sale some time before this date.
