Sutton design standards
We aim to build homes to the highest standards. Our Ambitious for Sutton corporate objectives sets our goal to develop affordable homes that are safe, sustainable and good quality.
A key element of our plan for Elm Grove is to pay particular attention to sustainability by aiming to build homes that meet PassivHaus principles. We are aware of how close the estate is to the town centre, this has helped in our vision to create a scheme that offers outstanding landscaping and stand out pedestrian connections between the residential buildings and the busy high street.
Ambitious for Sutton
Sutton is a vibrant and dynamic town located in the South West of London. It is an exciting place to live, work, and visit. There are many projects underway that are adding to Sutton’s already great mix of natural beauty, cultural attractions, good schools, and excellent transport link.
Sutton town centre regeneration projects
In 2021 Sutton Council was awarded £11.35m from the Department for Levelling Up, Housing and Communities’ Future High Streets Fund to regenerate the high street.

Regeneration and New Build Schemes
We are developing a wide range of new affordable homes across the borough. The regeneration of Beech Tree Place will deliver 92 new and replacement affordable homes. This will include new homes for the existing residents of the estate, alongside additional affordable rented homes and shared ownership accommodation.

Sutton District Energy Network (SDEN)
The Sutton District Energy Network is the council owned sustainable energy supplier. It provides low-carbon energy to homes and businesses in Sutton and is continuing to expand across the borough. Plans for its expansion include the Elm Grove Regeneration scheme.

The London Cancer Hub
The Sutton Cancer Hub is a partnership between The Institute of Cancer Research (ICR), London, and the London Borough of Sutton.
Their supporting partners are:
- The Royal Marsden NHS Foundation Trust
- Epsom and St Helier
- the Mayor of London
- One Public Estate.
The vision is to create the world’s leading life-science zone specialising in cancer research, treatment, education and innovation.
